An SMA is typically developed according to the type of structure, intended use & composite materials that make up the structure

Below is an example of an SMA for the exterior of a medium rise apartment tower block:

EB Year 1: Entire Building Prepared and Repainted As per accepted proposal & specifications
SM Scheduled maintenance All areas and items that make up EB are inspected. Those areas that require attention are pressure cleaned and repainted in accordance with Year 1 specifications. Those areas and items that are sound but dirty are pressure cleaned @ 3,000psi
PC Pressure cleaning Entire building pressure cleaned @ 3,000psi: specifically all areas and items that make up EB. Water supplied by client

SM definition:

  • A thorough inspection is carried out and a report compiled utilising photos of all elevations of the building
  • A copy of the report is transmitted to the client for their records
  • Areas sound but dirty and any areas requiring works are pressure cleaned, in preparation for the works
  • Works are completed in accordance with the original specification from Year 1
